Not just properties. Dubai.
Welcome to our first conversation.
Welcome to
The Dubai Conversation
A different perspective. A world of possibilities.
Dubai is more than an extraordinary skyline. It's a city of vision, ambition, innovation, and opportunity. And there's so much more to its story than what we see on social media.
That's why I created The Dubai Conversation.
This is a space where we'll look beyond the headlines and explore the people, places, developments, and ideas shaping one of the world's most fascinating destinations.
From real estate and investment insights to emerging communities, exciting developments, lifestyle experiences, and the conversations influencing Dubai's future, my goal is to bring you closer to a city that continues to redefine what's possible.
Whether you're considering investing, planning a visit, exploring international opportunities, or simply curious about what makes Dubai so unique, there's a place for you in this conversation.
Expect fresh perspectives, meaningful insights, and perhaps a few discoveries you didn't see coming.
I'm so glad you're here. We've got plenty to talk about!
Welcome to The Dubai Conversation with Tiffany Lolonda.
What I'm Watching
Expo City:
It's not just what's happening there. It's what's happening around it.
Expo City is one of Dubai's most important growth areas. It's a global hub built for people, business and the future.
Just 15 minutes
from the new Al Maktoum International Airport (DWC), with direct access to major highways.
A long-term vision
Designed to be a hub for business, innovation and lifestyle.
A global hub
For people, businesses and the opportunities of tomorrow.

The Bigger Picture
A Global Hub For What's Next
Expo City's master plan will eventually accommodate more than 35,000 residents and 40,000 professionals.
It is home to the Dubai Exhibition Centre, along with a growing mix of global companies, research institutions and innovation-focused businesses.
While the infrastructure is an important part of the story, it's the people — the businesses, visitors and activity — that give Expo City its long-term value.
Employees need places to live. Businesses bring visitors, partners and suppliers. Major events add to the activity. And over time, all of these pieces contribute to the demand surrounding an area.
That combination is what has my attention. Because when a city continues to grow, the surrounding real estate often grows with it.
Let's Talk About It
Don't Start With the Property.
One of the best ways to invest in Dubai is to start with understanding your goals, options and the bigger picture — not just the property.
- 01
It Starts With You
Understand what matters to you.
- 02
Goal
Define what you're trying to accomplish.
- 03
Capital
Know your commitment.
- 04
Timeline
How long are you comfortable holding?
- 05
Risk
Find your comfort level.
- 06
Strategy
Match the right approach.
- 07
Property
Location, developer, type and the actual property.
A beautiful property can still be the wrong investment.
The goal isn't to find the property everyone is talking about. It's to understand what you're trying to accomplish first — and then find the opportunity that supports it.
That's why I believe the best real estate conversations don't begin with properties. They begin with people.
Beyond the Property
Dubai Basketball: This One Is Personal.
If you know me, you know my love for basketball. So seeing Dubai Basketball make history here in Dubai has been one of those moments that just hits different.
Last season, Dubai Basketball made history by winning the 2025/26 ABA League Championship — the first time a club from the city won a major regional league.
Now they're back for the 2026/27 season, building on that momentum with a bigger stage and an even growing fan base. It's a reflection of how Dubai continues to bring people and opportunities together.
I get to cheer, enjoy great basketball and continue to build in a city I truly believe in.

Until Our Next Conversation…
Thank you for spending a little time with me.
My hope for The Dubai Conversation is simple — to create a space where we can learn, stay curious, and better understand this city, without feeling overwhelmed.
There will always be more to talk about, and I'm looking forward to continuing the conversation with you each month.
Until next time, keep learning, keep growing, and keep shining.
With warmth,
